Lennar invests in Homestead site for $17M amid development surge

Lennar expands its Miami-Dade County footprint with a $16.6 million purchase of a 38.2-acre development site in Homestead.

ennar, a prominent homebuilder based in Miami, has been actively acquiring properties in Miami-Dade County. Recently, the company spent $16.6 million on a 38.2-acre development site in Homestead. The land was purchased from JMC Groves LLC, a Florida entity managed by Janet M. Case. In February, Lennar submitted a rezoning request for the property, which is currently an avocado grove, to be converted into a "single family estate modified use district". The plan includes constructing 105 single-family homes on the site.

    Lennar is one of the largest homebuilders in the United States, with numerous residential projects in the pipeline across South Florida. The company is led by Executive Chairman Stuart Miller and President Jon Jaffe, who serve as Co-CEOs. Last month, Lennar paid $28 million for a 58-acre site in Homestead approved for 296 townhomes. In July, the company partnered with Isaac Toledano's BH Group to acquire a shuttered 104.3-acre golf course near Aventura for $17.5 million, with plans to redevelop it into single-family homes.

    Lennar has a significant presence in Homestead, a city in south Miami-Dade that has attracted numerous developers in recent years. The company has hundreds of units planned for the area. Another major homebuilding company, D.R. Horton, spent $65 million on 97 acres in Homestead in July. The developer plans to construct 1,170 residential units as part of a mixed-use project that includes 216,000 square feet of commercial space.
