he Family Square Plaza redevelopment project in downtown Lisle has hit another roadblock after Synergy Construction and Development withdrew its proposal to buy the retail strip. The company cited site limitations, including constraints on residential units, retail spaces, and public parking, as reasons for abandoning the plan.
Synergy principal Phil Domenico stated that the site is "a little too tight" to accomplish all the proposed goals, making it difficult to envision a viable path forward. This marks the second major setback for the project this year, following Flaherty & Collins' failed attempt to build an 198-unit apartment complex with retail in 2022.
Despite tax increment financing incentives worth up to $10.5 million, the property owned by Green State Credit Union has yet to attract a viable redevelopment plan. The credit union has received interest from other developers and is open to conversations about potential projects. Synergy's Phil Domenico hasn't ruled out collaborating with other property owners in the TIF district to create a mixed-use development.
