ouisiana's home sales aren't exceeding listing prices as frequently as other states, which is a mixed bag for sellers and buyers. On one hand, it's not ideal for those trying to sell property, but on the other hand, it presents opportunities for buyers.
An analysis of Zillow data from May 2019 to May 2024 by Eden Emerald Buyers Agent revealed some surprising trends in home sales. The state with the highest percentage of homes selling over asking price was New Hampshire, where an impressive 57.8% of properties sold above their listed price during that five-year period.
Rhode Island, Wisconsin, Maine, Massachusetts, Connecticut, Vermont, California, and Washington followed closely behind, while Virginia rounded out the top ten. In contrast, states in the south like Oklahoma, Texas, Mississippi, and Louisiana had significantly lower rates of homes selling over listing prices, ranging from 16.9% to 21.5%.
Redfin's data also showed a nationwide increase in home sales and prices, with a 5.4% year-over-year rise in home prices and a 5.2% increase in total homes sold in November. Baton Rouge stood out as the metro area with the fastest-growing sales price during this period.
