Pacific Palisades estate at 532 Spoleto Drive took top spot on last week's list of signed contracts, as the Los Angeles County luxury market slowed following the elections. The property, priced at nearly $17 million, boasts seven bedrooms and eight bathrooms across 10,568 square feet. Features include a 1,500-bottle wine cellar, seven fireplaces, four balconies, and a six-car garage.
The seller is an LLC managed by Jeffrey Lumer of parking management firm L&R Group of Companies, with Carolwood Estates' Anthony Bundak as the listing agent. This sale marks Pacific Palisades' priciest trade this year, following the $32.3 million sale of 538 Chautauqua Boulevard in July.
The second-largest home under contract is a six-bedroom, 10-bathroom estate at 4640 Petit Avenue in Encino, listed for nearly $15 million. Spanning over 12,000 square feet on a 1.2-acre lot, the property features a full-size basketball court, infinity edge pool, and parking that doubles as a vehicle showroom. Developer Jason Javaherian is the seller, with The Agency's Farah Levi, Douglas Elliman's Josh Altman, and Equity Union's Zeev Perez handling the listing.
Countywide, 12 contracts were signed in the week ended November 17, totaling $81 million in asking dollar volume, down from the prior week's 17 contracts worth $123.6 million.
