4-acre oceanfront estate in Manalapan, next to Larry Ellison's record-breaking property, is hitting the market for $285 million. This would set a new state record and make it one of the priciest home sales in the country if sold at or near that price. The estate's owner, Stewart Satter, paid $27.5 million for the land last year and plans to build a 55,000-square-foot mansion with luxury amenities like a shooting range, bowling alley, car museum, and spa.
The main house will feature eight bedrooms, nine bathrooms, and two kitchens, while the property also includes a beach house, guest house, boat house, two pools, waterfalls, and lagoons. Satter has tapped top designers and builders to bring his vision to life, including Robert Burrage of RWB Construction Management and Mark Tremblay of Marc-Michaels Interior Design.
As the owner of Carnegie Hill Development, a spec home development company, Satter made his fortune in the consumer testing industry. He previously led Consumer Testing Laboratories, which tested products for big box stores, before resigning as mayor of Manalapan in 2023 due to new financial disclosure rules. The estate's listing is handled by Douglas Elliman agent Nick Malinosky of the Exclusive Group.
