waterfront mansion on Sunset Islands in Miami Beach led the signed contracts report last week, with a $29 million asking price. Despite this high-end sale, deal activity was slow, with only six contracts marked in the Multiple Listing Service between January 13 and 19. The Eklund-Gomes report tracks luxury properties in Miami-Dade County, listing homes and condos asking $4 million or more.
The market saw a surge in inventory last week, with 52 new luxury listings added to the mix. The top contract was for a seven-bedroom, nine-bathroom mansion on Sunset Island III, owned by a land trust and listed by Jill Hertzberg of the Jills Zeder Group at Coldwell Banker. This 11,340-square-foot property features a heated pool, outdoor kitchen, and private dock.
The average asking price for single-family homes that entered contract was $15.4 million, with an average time on market of 138 days. Condos secured buyers last week had an average asking price of $6.2 million, spending 132 days on the market. The priciest condo listed was unit 504/505 in Oceana Bal Harbour, asking $6.5 million.
In contrast to Miami-Dade's slow week, New York saw a surge in deal activity, with buyers signing contracts for 23 homes last week, totaling $177.7 million.
