esidential real estate sales in Mesa County surpassed $1 billion in October, according to Bray Real Estate's report. Year-to-date sales volume increased 4.1% from $988.9 million to $1.03 billion, despite a 1% decline in total property sales. The number of property sales rose by 10% in October compared to the same period last year, reaching 195 transactions.
The median home price dropped below $400,000 in October to $399,000. Active listings continued to reach record highs for the decade, growing from 645 in September to 657 in October, a 20% increase over the previous year's total of 546.
Single-family building permits also remained high, with a 37% year-to-date increase from 425 to 582. Bray's commercial real estate report noted that the market demonstrated stability in the third quarter, with sales volume reaching $148.8 million, a 2% increase over the same period last year.
Notable commercial property transactions included a 26-acre lot sold for just under $12 million and a multi-tenant office building sold for $4.6 million. Bray Development Coordinator Kevin Bray stated that the commercial market remains comparable to 2023, with high-dollar sales and steady consumer spending showing no signs of slowing down.
"This consistency reflects strong investor confidence and a resilient local economy," Bray said. "Sales volumes, transaction counts, and tax revenues are all on a positive trajectory, and with a healthy amount of listings and leases available, the Mesa County market is well-positioned to meet current demand."
