iami-Dade County's condo market saw a surge in average sale price last week, while the number of condos sold decreased. Brokers closed 83 sales totaling $77.8 million from October 7th to 14th, down from 120 sales worth $75 million the previous week. The average sale price rose to $937,542, up from $625,291 in the prior week. Prices per square foot also increased to $561 from $501.
The top condo sale was Unit 1703N at Grove at Grand Bay, which sold for $8.5 million after 172 days on the market. The unit's price per square foot was $1,585. Marcello Agostini and Fernanda Souza of AG Real Estate Advisors had the listing, while David Cabarrocas and Judith Zeder of Coldwell Banker Realty represented the buyer.
The top 10 sales ranged from $2.1 million to $8.5 million. Unit 3001 at Mansions at Acqualina sold for $6.9 million after 272 days on the market. Lana Bell with Douglas Elliman had the listing, while Sylvia Dilsen with Charles Rutenberg Realty represented the buyer.
