A
pproximately 14% of homes in the Los Angeles area affected by the Palisades and Eaton fires have been destroyed or damaged, totaling around 6,354 properties. Of these, 5,449 (86%) were completely destroyed, while 905 (14%) sustained damage.
The fires impacted a relatively small fraction of Los Angeles County's overall housing stock, but Redfin agents report significant ripple effects in the region's already strained housing market. "Tons of past clients are reaching out on behalf of friends asking for rental leads," said Gregory Eubanks, a Redfin Premier agent. "There's intense competition for rentals, with some properties being bid up to $30,000 per month."
The fires have also slowed activity in the buying and selling market. Two buyers canceled their deals due to uncertainty about making large purchases during the crisis, while three clients withdrew their listings to rent their homes to those affected by the fires.
Of the 6,354 homes destroyed or damaged:
* 56% were affected by the Eaton fire
* 44% were affected by the Palisades fire
* Single-family homes made up 89% (5,636) of the affected properties
* Multi-family properties accounted for 11% (707 units)
* Less than 1% (11 units) were mobile homes
The fires have exacerbated Los Angeles County's housing shortage. The county issues around 6,000 single-family permits annually, which is lower than the total number of homes destroyed by the Palisades and Eaton fires.
"The fires are impacting many deals," said Alin Glogovicean, another Redfin Premier agent. "I advise families seeking rentals to act quickly and seek help from a real estate agent to secure housing as soon as possible."
