T
he New Hampshire real estate market is extremely competitive, particularly in the Manchester-Nashua metro area. According to Realtor.com, this region ranked first on its list of hottest housing markets in October with a median list price of $572,000. The Concord area came in at number four, with a median list price of $534,000.
New Hampshire isn't alone in its competitive market; Springfield, Massachusetts, and Hartford, Connecticut, also made the top three, with median list prices of $385,000 and $400,000 respectively. Despite mortgage rates nearing 7%, prices continued to rise in the top 20 markets by an average of 2.9% compared to last year.
Manchester has held the top spot for ten consecutive months, a position it's claimed 31 times in Realtor.com's data history. Its affordability compared to nearby Boston and low cost of living make it attractive to home buyers. Listings in Manchester received 3.5 times more views than the national average in October.
The high demand for housing in Manchester is being met with low supply, as buyers quickly snatch up available homes. Realtor.com's report notes that this leads to a quick and fierce market, where competition for homes drives up views-per-property and results in snappier home sales.
