ehind The Hedges is reflecting on Manhattan's real estate market in 2024, thanks to data from PropertyShark. Two buildings dominated the year's biggest sales, with trades ranging from $45 million to $135 million.

The Aman New York, located in the Crown Building, boasts the largest sale in NYC last year. The five-story penthouse at 730 Fifth Avenue sold for $135 million on July 11, 2024. This unfinished space spans 12,500 square feet and offers breathtaking views of Central Park.
Reimagined by architect Jean-Michel Gathy, Aman New York is an ultra-luxe hotel-condo with 83 hotel rooms and 22 private residences. Developed by OKO Group, the building features a private entrance on 56th Street and access to exclusive amenities like a 25,000-square-foot spa.
Central Park Tower at 217 West 57th Street was home to several of the most expensive sales this year. The tallest residential building in the world, it offers spectacular views from its 12,557-square-foot duplex penthouse, which sold for $117 million on June 21.
The penthouse features seven bedrooms, eight bathrooms, and two powder rooms. A grand staircase or private elevator ascends to the primary bedroom and sitting room, located directly on Central Park. The residence was listed with Extell, and Kent Wu, John Gomes, and Fredrik Eklund brought the buyer.
Other notable sales include a duplex penthouse at 220 Central Park South that sold for $81.5 million in an off-market deal between two limited liability companies. A Robert A.M. Stern-designed building, it holds the distinction as the location of the most expensive residential sale ever in the US.
A downtown townhouse broke into the top half of the biggest sales list, trading for $72.5 million in an off-market deal on January 30, 2024. Located in Greenwich Village, this Frankenmansion set a new record for downtown townhouses.
The Aman New York also saw another sale, with unit #23A selling for $64 million on July 31. This approximately 6,296-square-foot apartment offers four bedrooms and five bathrooms, with the price per square foot jumping by 26.5% in just months.
Lastly, a five-bedroom condo at Central Park Tower sold for $45.4 million on December 27, featuring 11-foot tall floor-to-ceiling windows and forever views from all directions.
