Newark's Ballantine Brewery site redeveloped into mixed-use complex

Newark's Ironbound neighborhood welcomes The Ballantine, a six-story mixed-use development on the site of a historic brewery.

F
or decades, Ballantine Brewery was a beloved institution in North Jersey's Ironbound neighborhood. Founded in 1840, the iconic beer brand produced millions of barrels before closing its doors in 1972. Now, the Ballantine name has been revived as The Ballantine, a six-story mixed-use development at 80 Freeman Street in Newark. Designed by Minno & Wasko Architects and Planners, this $88 million project boasts sleek design details and luxurious amenities, situated near Ironbound's vibrant food scene and local shops.

The property features 280 studio, one- and two-bedroom rental units, including 34 affordable housing units, which will be available for pre-leasing in February. Prices start at around $2,000, with features like nine-foot ceilings, oversized windows, and private patios or terraces in select units. Newark's deputy mayor for economic and housing development, Allison Ladd, praised the inclusion of affordable housing units, saying it was a key commitment to the project.

Residents will have access to various community amenities, including a 24-hour concierge, rooftop deck, fitness center, game room, pet spa, and on-site parking with EV charging station. The property also features 2,600 square feet of retail space. S. Lawrence Davis, CEO of Shorewood Real Estate Group, believes The Ballantine serves as an example of the potential for long-term investments in economically distressed communities through Opportunity Zones.
