vidia, a leading chipmaker behind the artificial intelligence boom, is expanding its presence in north San Jose with a three-story office lease. The tech firm has taken over a 100,600-square-foot building at 300 Holger Way, according to the San Jose Mercury News. Menlo Equities, based in Menlo Park, owns the property and leased it to Nvidia through Colliers. Terms of the deal remain undisclosed.
Nvidia's new office space is expected to be occupied soon, but no specific timeline has been announced. The company reported significant revenue growth over the past year, with $63.1 million in earnings on $113.27 billion in revenue. As one of Silicon Valley's standout performers, Nvidia's expansion solidifies its market position.
This deal comes after Nvidia purchased an eight-building headquarters campus in Santa Clara for $374 million last year and follows a surge in office leases in the region. Despite a record 22% office vacancy rate in the third quarter, several major tech companies have recently signed significant lease deals, including Amazon's licensing agreement with WeWork and Snowflake's sublease of 773,000 square feet from Meta. These developments suggest an office rebound may be underway in Silicon Valley.
