St. John's University led the commercial sales with its office property at 175-05 Horace Harding Expressway in Fresh Meadows, selling to a company linked to developer Rachel Foster's Heights Advisors for $12.3 million. The buyer plans to convert the site into a mixed-use property with 324 apartments.
Tech executive Barrie Sardoff Roman sold his condominium unit at 25 Bond Street in Noho to Israeli investor Jonathan Harel-Cohen for $11.2 million, about 30% less than its original purchase price in 2016. The unit was listed by Compass' Nick Gavin and team.

A five-story walk-up at 449 West 22nd Street in Chelsea was bought by Osaka-based General Co. for $6.3 million, while the seller had purchased it along with its neighbor 20 years ago for around $6.3 million.
