NYC Downtown and DUMBO Secure New Leases, Signaling Uptick

BIG renews 50,000‑sq‑ft lease at landmarked 45 Main St, DUMBO’s largest deal of the year.

owntown’s leasing surge is highlighted by two moves into Jack Resnick & Sons’ One Seaport Plaza (199 Water St.), totaling more than 92,000 sq ft. Fintech Arch Inc. occupies 73,581 sq ft, having relocated from 111 E 18th St. in Midtown South in January. Cohen Milstein Sellers & Toll takes 18,457 sq ft, moving from 88 Pine St. in the second quarter of 2026. The biggest DUMBO lease this year is a 50,000‑sq‑ft renewal by Bjarke Ingels Group at Two Trees Management’s landmarked 45 Main St. BIG is also designing a new apartment for Charney Companies and Tavros at 175 Third St. in Gowanus. DUMBO has become Brooklyn’s design nucleus in the heart of the waterfront, attracting Snohetta to 55 Washington St. and hosting Garrison Architects, Brooklyn Studio, and numerous furniture designers.
