ew York City's notoriously high rents have shown some relief in certain neighborhoods, according to a recent study by StreetEasy. In Brooklyn's Prospect Lefferts Gardens, the median asking rent dropped 5% year-over-year to $2,850 in October, making it the largest annual decline city-wide. This price can now secure a one-bedroom garden-level residence with a private backyard and large eat-in kitchen at 297 Lincoln Rd.
In nearby Bay Ridge, the median asking rent decreased by 4.2% to $2,300 last month, with a 720-square-foot co-op unit available for rent at 190 72nd St. featuring one bedroom, stainless steel appliances, and herringbone hardwood floors.
Even in Manhattan's prime Upper East Side, rents have lowered slightly, while Midtown saw a 3.6% annual decline to $4,895 per month. For those looking for a deal with easy commutes, an alcove studio at 242 W. 53rd St. is listed for $4,895.
Hamilton Heights in Manhattan also experienced a rent decrease of 1.8% to $2,750 per month, which can secure a three-bedroom unit with exposed brick touches at 528 W. 152nd St.
While some neighborhoods have seen relief from high rents, others continue to experience significant price hikes. Greenwich Village saw the largest annual jump, with prices increasing by 12.1% to $5,600. Forest Hills in Queens also experienced a notable increase of 11.8% year-over-year to $2,795 per month.
Across the five boroughs, Queens had the greatest overall climb in rents, with the median asking rent rising 3.4% from the previous year to $3,000 in October.
