October Housing Update: Huntsville & Madison Gain New Listings

ctober pushed Huntsville’s median home price up 0.6% to $309,457, but new listings fell 22.8% to 356 and sales dropped 8.6% to 245, while days on market rose 1.8% to 112. Athens’ median price rose 5.9% to $317,680, yet new listings fell 7.6% and sales fell 11.8%. Madison saw gains in every metric: median price up 5.5% to $395,692, new listings up 12.2% to 221, sales up 6.5% to 148, and days on market up 0.7% to 139. Decatur’s median price climbed 6.1% to $256,778, but new listings fell 19.8% and sales rose 19.3% to 99, with days on market up 7.8% to 115.

    Alabama’s September data: 6,055 sales (0.2% higher than August, 1.2% lower than last year), median price $235,246 (+0.6% MoM, +8.6% YoY), volume $1.70 billion (+0.6% MoM, +$0.23 billion YoY, +15.6% YoY), active listings 20,765 (+10.3% YoY), foreclosures 554 (−1.6% MoM, +27.4% YoY).
