October Sees Slower Real Estate Sales in Lehigh Valley

GLVR: Lehigh Valley home sales slowed in fall, but pending sales up 3.1% YoY as prices keep climbing.

esidential activity in the Greater Lehigh Valley has slowed this fall, yet signs of future growth appear. GLVR’s October report notes a typical seasonal dip, but pending sales rose 3.1 % year‑over‑year to 600, while closed sales fell 4.8 % to 596. Inventory and new listings also dipped 4.8 % and 5.5 % respectively, leaving 705 active listings. The region saw 794 transactions in Lehigh and Northampton counties.

    Mortgage applications for purchases climbed 20 % from a year ago, indicating stronger future demand, according to GLVR CEO Justin Porembo. Median sale prices edged up 1.9 % to $353,750, though Carbon County’s median fell to $244,000. In that county, closed sales dropped to 69, pending sales to 65, and new listings rose to 82.

    GLVR President Michael Bernadyn highlighted renewed buyer confidence nationwide, noting that pending sales remain steady and among the strongest of the year.
