The Ohio Department of Commerce's Division of Real Estate and Professional Licensing is sounding the alarm about a growing trend: unsolicited offers to purchase real estate. While some may seem too good to pass up, experts warn that these offers can be scams.
Division Superintendent Daphne Hawk advises residents to exercise caution when receiving such offers, which often include a specific dollar amount. "Don't rush into anything," she cautions. "Take the time to ask questions and verify the authenticity of the offer."
Hawk suggests asking potential buyers if they are licensed Ohio real estate agents, as many scammers may claim to be local experts but actually operate out-of-state. She also recommends reviewing offers carefully with a lawyer before signing any documents or providing personal information.
The surge in unsolicited offers coincides with a national housing shortage, with 3.7 million units available for sale or rent, according to Freddie Mac's November 2024 report. Ohio's tight housing market has led to falling vacancy rates since 2009, making it essential for homeowners to be vigilant about potential scams.
