ouston's office market isn't entirely bleak, with a recent surge of tech tenants signing leases at The Quad at Brittmoore. This west Houston complex is now 80% leased after securing deals with Homebase, Digital Wildcatters, and Siepe. The three companies will occupy a combined 20,000 square feet, with Homebase taking the largest space at 10,600 square feet.

    The industrial-to-office conversion, developed by Pagewood and Wile Interests, features four buildings spanning 40,000 square feet. The complex is being transformed into loft office suites ranging from 2,000 to 30,000 square feet, with a common lobby and grab-and-go retail planned.

    This lease-up is a rare bright spot in Houston's struggling office market, where the vacancy rate has jumped to 26.3% this year. Remote work norms have made vintage office inventory obsolete, while high interest rates have limited exit options for some operators. In contrast, The Quad's conversion of industrial space into offices offers a promising alternative.

    Pagewood and Dataprise have also signed leases at The Quad, located near downtown Houston in the Spring Branch area. Stream Realty represented the landlord, while various brokers represented the tenants. This success story highlights the potential for creative solutions in Houston's office market.
