The six‑bedroom main house and two‑bedroom guesthouse together offer 11,639 sq ft of living space on an irregular acre‑size lot east of Lake Trail. The property has been owned by the Five Via Sunny Trust (named after the address) since July 2007, when the trust paid $11.875 million. Public records also tie the former ownership to Katherine “Kate” O’Donnell and her late husband, Boston businessman Joseph J. O’Donnell, who died in January 2024 at age 79.

    The estate had been listed at $32 million as a potential tear‑down and later as a single‑family home. It was first marketed by another agency in April 2024 at $44.95 million, then reduced to $39.9 million before Christian Angle Real Estate took over the listing. Angle set the price at $31.95 million, down from the original $37.9 million ask. Via Sunny is a rare selling market; the nearest comparable sale was 130 Cocoanut Row in June 2023 for $16.2 million, purchased by a company linked to Mississippi businessman Michael Retzer Sr., with Angle representing the buyer.

    Joseph O’Donnell, founder of Boston Culinary Group and Allied Advertising, also invested in real estate. The sale of 5 Via Sunny marks one of the few recent transactions on this street, underscoring its exclusivity. The story remains developing; updates will follow.
