Park Avenue landmark revitalizes outdated event venue

revamped Club 101 at H.J. Kalikow's 101 Park Ave. is now a more inviting space for tenants to gather. Gone are the 1980s-style silver and gray decor, replaced by plush red carpeting, new lighting, and wall treatments. A modern kitchen has also been installed to meet today's standards.

    The redesigned club is part of the tower's amenity program, which includes Five Iron Golf and the American Kennel Club Museum. The building at East 40th Street is nearly 90% leased to tenants like Corient, Morgan Lewis, and Alliant Insurance, with asking rents ranging from $90 to $175 per square foot.

    Tishman Speyer has made headlines with a massive refinancing deal for Rockefeller Center, securing a $3.5 billion CMBS loan that replaces the previous 20-year, $1.7 billion loan. The five-year loan will help modernize and maintain the iconic complex, which is 93% leased to top firms.

    Meanwhile, Mirae Asset Securities has expanded its presence at SL Green's 810 Seventh Ave., doubling its space with a 10-year renewal starting in March 2027 and leasing an additional 17,320 square feet. The tower, home to several prominent financial firms, remains highly sought after.
