Pueblo's residential real estate market shows signs of improvement in January.

ueblo's housing market kicked off the year with a modest boost, as new listings surged 13.5% in January compared to the same month last year. Meanwhile, available inventory hovered just above last year's levels, an encouraging sign for potential buyers. However, pending sales took a slight dip, increasing by only 10.7% year-over-year.

    According to Dave Anderson of the Pueblo Association of Realtors, homes are still selling relatively quickly, with an average days-on-market of around three months. The good news is that sellers are still receiving strong offers, with 97.5% of listings fetching their asking price or higher.

    Despite these positives, January's sales numbers were down 4.7% from the previous year, and median home prices dipped by a corresponding 4.7% to $305,000. Anderson cautions that buyers are likely to remain cautious in the coming months, waiting for interest rates to stabilize before making a move.
