ueblo's residential real estate market is showing positive signs, according to recent data from the Colorado Association of Realtors. New listings have increased by 30% compared to October 2023 and are up 4.3% for the year, while active listings jumped to 892, pushing the supply of homes up 39.5%. This represents a five-month supply, indicating that Pueblo is on the cusp of a balanced market.

    Dave Anderson, spokesperson for the Pueblo Association of Realtors, notes that pending sales have ticked up 10% compared to October 2023 and sold homes are up 9.45% over the same period. However, year-to-date sales remain down 11%. The median home price has increased by 3.2% to $319,900.

    Anderson also predicts a market boost following the election and notes that interest rates may stay in the 5.5-6.5% range in 2025. Additionally, the percentage of list price received has ticked up 0.7% to 98.4%, while the average days on the market have fallen to 77 days.

    The Southern Colorado Residential Rental Association is hosting a class and luncheon on November 19 at the Pueblo Union Depot, featuring speakers from the Pueblo Police Department and Pueblo Police Chief Chris Noeller. The event will focus on keeping rental businesses safe and will benefit the Christmas Toy Drive for CASA of Pueblo.
