UTNAM COUNTY- The median price of a single-family home in Putnam County has surged to over $612,000, a 10% increase from previous reports. This data is part of the Hudson Gateway Association of REALTORS' June 2025 housing report, which highlights ongoing price growth and shifting inventory conditions across the Hudson Valley.
Westchester County saw its median single-family home price surpass $1 million for the first time, reaching $1,200,000. In Rockland County, prices rose to $785,000 (5% increase), while in Orange County, the median single-family home price increased to $459,900 (3.3% rise). Sullivan County experienced a 2.5% increase to $351,500.
Market dynamics are characterized by high competition at the entry level and slower movement in the luxury tier. Homes priced under $500,000 remain highly sought after, leading to multiple offers and quick sales. Conversely, higher-priced homes, particularly those above $1 million, experience longer days on market and more negotiation room. Inventory trends vary across counties, with some experiencing growth while others face tight conditions.
Closed sales declined by 9% in Putnam County, 24% in Rockland (co-op sales), 31% in Orange (condo sales), and 8% in Sullivan County. Westchester was the only county to see a modest increase of 5% in sales. According to Lynda Fernandez, CEO of the Hudson Gateway Association, "Today's market requires a more calculated approach. Buyers need to understand which areas offer the best value and be prepared with financing in place, while sellers must price competitively and ensure their homes stand out."
