cho Real Estate Capital Inc. has acquired the Rampart Medical Campus in Lowry for $8.6 million, a significant purchase from its original sale price of $18.8 million in 2019. The two-building medical outpatient complex spans over 70,000 square feet and is anchored by prominent healthcare providers.
The properties, located at 125 and 130 Rampart Way, were sold separately for $4.5 million and $4.1 million, respectively. Historically, the campus has been nearly fully leased, but it was acquired at around 50% occupancy, presenting a value-add investment opportunity for Echo Real Estate.
Originally built in 1942 as administrative facilities for the U.S. Army Air Force, the properties were converted into medical outpatient spaces in 2000 and 2008. The campus is strategically located near several major hospitals and within walking distance of popular attractions like the Wings over the Rockies Air & Space Museum.
Echo Principal Oliver Plotkin sees this acquisition as a prime opportunity to revitalize the property and enhance its value. "We target well-located properties with strong fundamentals that need help being brought back to life," he said. The firm plans to upgrade building systems, exteriors, and common areas, capitalizing on the campus's historical significance and affluent patient base.
The Lowry neighborhood has experienced significant growth since 2010, with a 21% increase in population within a one-mile radius, featuring an average household income of $160,000. Echo Real Estate Capital has over $500 million in acquisition and development activity across eight states nationally.
