he internet has revolutionized the way homes are bought and sold, offering a vast array of properties for sale, from modest condominiums to luxurious waterfront mansions. Real estate agents now rely heavily on online platforms and social media to list properties, connect with clients, and showcase the lifestyle associated with each property. According to Mary Markulis, a realty agent with The Agency, social media allows Realtors to go beyond listing prices and descriptions, providing an immersive experience for potential buyers.

    Markulis notes that in the past, homes were listed in thick print catalogs, often weeks or even months after they went on sale. In contrast, social media enables instant listings, complete with high-quality photos, videos, and virtual tours. For example, a video can be created to show a buyer entering a property, enjoying a glass of wine, and taking in the views from the backyard.

    Social media also allows Realtors to share listings across multiple platforms, including Zillow and other real estate websites. Sharon Friedman, a broker-associate with Berkshire Hathaway HomeServices, Professional Realty, uses social media to stay connected with her audience and gauge which listings receive the most attention. While she still utilizes traditional marketing methods like mailers and print ads, Friedman emphasizes that social media provides quick exposure for properties.

    Both Markulis and Friedman agree that they haven't abandoned traditional sources of advertising, as some clients may not have access to computers or prefer more tactile approaches. However, they acknowledge that social media has become an essential tool in their marketing arsenal.
