egus is taking over the 45,800-square-foot building at 429 Lenox Avenue in Miami Beach's South of Fifth neighborhood. The co-working firm leased the entire space and expects to open by year-end. Regus is a brand of International Workplace Group, a British flexible office space provider based in Zug, Switzerland.
Regus already has two other outposts in Miami Beach, at 1111 Lincoln Road and 1688 Meridian Avenue. WeWork vacated the building as part of its Chapter 11 bankruptcy restructuring. The landlord, Azora Exan, is a Miami-based company that owns the five-story building.
Ares Management will open an office at Eighteen Sunset in Miami Beach's Sunset Harbour neighborhood. The Los Angeles-based investment firm preleased over 10,000 square feet at 1759 Purdy Avenue. Another tenant preleased about 9,500 square feet, but was not named. Developers Deco Capital Group and RWN Real Estate Partners are completing the five-story office building with retail and restaurant space by year-end.
Eighteen Sunset has secured gross rents of over $200 per square foot and is fully preleased. Lamborghini will open a 4,000-square-foot showroom, while Toronto-based waste management firm GFL Environmental will open a 20,000-square-foot office. Bal Harbour-based yacht brokerage Kitson Yachts also preleased at the building.
In downtown West Palm Beach, Edward Jones leased 10,000 square feet and GoodLeap leased 5,000 square feet at Banyan & Olive's development. The wealth management firm will keep its existing office nearby. Both tenants will occupy space on the second floor of 111 Olive Avenue.
IGK Salon leased 2,300 square feet, Indaco leased nearly 3,000 square feet, and ZenHippo leased 1,400 square feet at Nora District in downtown West Palm Beach. The three tenants will open at Nora's first phase, a retrofit of 13 former industrial buildings along Railroad Avenue.
Podhurst Orseck traded its longtime downtown Miami office for Coral Gables, leasing 22,600 square feet on the seventh floor at 2525 Ponce De Leon Boulevard. The law firm will move in the second quarter and is about 20 percent bigger than its former space.
Kluger, Kaplan, Silverman, Katzen & Levine renewed its 17,800-square-foot lease at Citigroup Center in downtown Miami, moving to a new office within the building that has more space for collaboration. The law firm will move in the second quarter.
CNCPTS opened a store in the Miami Design District, leasing 10,000 square feet on two floors at 3800 Northeast Second Avenue. LAHH Salon is expanding to Bay Harbor Islands, leasing 900 square feet at 1090 Kane Concourse. Artemide opened a showroom in the Miami Design District, leasing about 2,500 square feet at 4141 Northeast Second Avenue.
