elevant Group, the developer behind the sale of the historic Morrison Hotel in Downtown Los Angeles last year, is now planning a massive residential project next door. The company, led by Grant King, has filed plans for a 531-unit apartment complex at 1220 South Hope Street, according to Urbanize Los Angeles and Commercial Observer.
The proposed eight-story building would replace some commercial buildings and a parking lot with studio apartments, ground-floor shops and restaurants, and parking for 109 cars. In exchange for a density bonus allowing the larger building, Relevant Group would include 27 affordable units for very low-income households.
Designed by MVE + Partners, the U-shaped project would feature brick and wood panels, hundreds of exterior balconies, multiple courtyards, and a rooftop deck with a pool. This is a significant shift from Relevant's initial plan to redevelop the block into a hotel and residential complex, which defaulted on a $13.2 million loan in 2018.
Relevant Group has been expanding its focus beyond hotels in Hollywood, where it opened the Tommie and Thompson hotels in 2021 before they were acquired by lenders through foreclosure. The company now owns five apartment buildings and six hotels, with plans for similar projects along Olive Street in Downtown L.A.
