n Washington, DC, the former US Department of Agriculture Cotton Annex has undergone a stunning transformation into Annex on 12th – a 562-unit luxury residential development offering breathtaking views of the National Mall and iconic landmarks.

    Built in 1936 as an Art Deco relic to grade cotton and tobacco, this historic building has been meticulously reimagined by Carmel Partners. The development boasts modern amenities while preserving its original design. Pre-leasing began in September, with move-ins starting this month.

    Studios start at $1,521 per month, one-bedrooms begin at $1,670, and two-beds start from $3,231 monthly. Residents can enjoy perks such as months free for select units and a robust amenity package.

    The building's interior features ornate Art Deco elements like constellation murals, French gold elevator doors, and custom lighting. The courtyard, once an unfinished donut-shaped design halted by World War II, has been fully realized with the addition of a 13-story tower.

    Residents can choose from two collections: "Heritage" apartments with laminate oak flooring and quartz counters or "Novelle" residences with gray Maestro Tempo flooring and white quartz counters. The development also features a residents-only speakeasy called The Vault, wine refrigerators in select units, and a rooftop infinity pool.

    Situated at 300 12th Street SW, Annex on 12th offers easy access to two Metro stations for public transit and is close to the Smithsonian museums. Come spring, residents can enjoy the District's famed cherry blossom season.
