Rockland County Real Estate Update: Cannabis Retail, American Dream, and Park Upgrades

annabis Retail Takes Root in Rockland County

    Rockland County is seeing a surge in cannabis retail, with four adult-use dispensaries already open and several more on the way. The Village of Nyack has already seen significant tax revenue from Treehouse Cannabis, which opened its doors in August 2024 and generated $136,367 in tax revenue by year's end.

    Other licensed dispensaries in Rockland County include 202 Cannabis Company, Cannabis Realm of New York, and Rockland Cannabis Dispensary. Medical dispensaries like Valley Agriceuticals have been serving the community since 2019, with Hudson Health Extracts set to open soon.

    Several other licensees have secured locations in Rockland but haven't yet opened for business. Highland Botanicals is fully licensed, while two dispensaries are awaiting opening along Route 9W in Haverstraw and AJA Cannabis has a retail license for Spring Valley. Micro-license Joint Resolution LLC is seeking to open at Chestnut Ridge Road.

    Mid-Hudson cannabis license holders can operate in Rockland County, including processors like The Grasse Company and BK Sweet Dreams. Other micro-businesses include A2S Nation LLC and Three Cord Ranch LLC. Several others are awaiting indoor cultivation licenses.

    All counties and New York City receive adult-use cannabis tax revenue from the sale of products sold within their jurisdiction. According to an interactive map developed by the Office of the State Comptroller, the Mid-Hudson Region has contributed $6,552,300 in regional AUC tax revenue to date.

    American Dream Mall Sued for Violating Bergen County Blue Laws

    The American Dream Mall was sued by the Borough of Paramus, New Jersey for allegedly violating Bergen County's blue laws by selling non-essential items on Sundays. The mall claims it is exempt due to its location on state-owned land, but the borough argues that this creates an unfair business disadvantage for local retailers.

    New Jersey's Blue Laws restrict or prohibit certain commercial activities on Sundays, rooted in 17th-century religious observance. Bergen County maintained its restrictions despite statewide repeal in 1959. The lawsuit claims the mall has violated these laws hundreds of times and hurts residents.

    Negative SEQRA Declaration Advances Plan for 10-Lot Subdivision in Monsey

    A plan to develop a 10-lot subdivision at Route 59 in Monsey advanced after the Town of Ramapo Planning Board determined it would not have a significant adverse environmental impact. The project, sponsored by Monsey Luxury Living LLC, includes demolishing a yeshiva and subdividing the parcel into individual lots with two-family detached dwellings.

    Major Rehab of Bear Mountain State Park Underway

    A $25 million rehabilitation project will start this year at Bear Mountain State Park, creating a new accessible playground, expanding picnic areas, and adding public restrooms. The project aims to upgrade infrastructure while enhancing recreation opportunities for visitors. Work will begin around the iconic Bear Mountain Inn, with completion expected during the Summer 2027 recreational season.
