XR’s 75 Rockefeller Plaza, a 627,000‑sq‑ft tower now almost fully leased, has secured a high‑profile retail tenant: Jack D’s Steakhouse, a 9,000‑sq‑ft open‑flame restaurant. The 15‑year lease covers 8,619 sq ft on the ground floor and a 3,175‑sq ft mezzanine, slated to open in late 2026 with an Art Deco façade on the West 52nd Street side, adjacent to American Girl Place.
The steakhouse, owned by Christopher Dorrian—son of famed Upper East Side tavern proprietor Jack Dorrian—and former La Goulue partner Craig Pogson, will seat 210 guests. RXR’s managing director Bill Elder said the venue will inject energy into the property, noting that premium buildings in top locations like 75 Rockefeller continue to outperform the market.
This addition follows RXR’s recent partnership with Farallon Capital Management, which acquired a 49% stake after a series of debt restructurings. The transaction was brokered by Cushman & Wakefield’s Michael O’Neill, Jason Greenstone and Taylor Reynolds, along with RXR’s in‑house team of Daniel Birney, Walter Rooney and Heidi Steinegger; the tenant represented itself.
While some older leases at 75 Rockefeller are below market, new agreements command rents above $100 per sq ft. Key tenants include Macrae, BasePoint and Guidehous. The deal underscores New York’s enduring appetite for steak, even as the culinary scene increasingly embraces vegan options.
