Scott's Addition sees surge in for-sale homes with apartment-to-condo conversions

Richmond-based Clachan Properties completes yearlong conversion of former Ambience Lofts at 1716 Summit Ave.

n Scott's Addition, a historic building has been transformed from apartments to 31 condos. The former Ambience Lofts at 1716 Summit Ave., now rebranded as Hook & Ladder Lofts, was converted by Richmond-based Clachan Properties after a yearlong renovation. The building's history dates back to the 19th century when it housed Baker Equipment Co., which assembled firetrucks and utility vehicles for over a century.

    A mural on the building by local artist Ed Trask pays tribute to its past, using old photos provided by Glen Baker III, the great-grandson of the company founder. Clachan Properties purchased Ambience Lofts in 2019 for $4.8 million through their development entity, H H Development Corp., and decided to convert the units to condos after realizing they were too large for apartment living.

    "We would never do an apartment building like this," said Hugh Shytle of Clachan Properties. "The original architect either made the units too big or thought they might make them condos one day." The 40,000-square-foot former warehouse was first redeveloped into apartments in 2007 and has undergone significant renovations to convert it into a residential complex.

    The condos feature floor plans ranging from 1,000 square feet, with wooden beams, industrial-style windows, and other original building details. Prices start in the $300,000s, making them more affordable than other homeownership options in the market. The building also includes an exercise facility, commercial space, and amenities for residents.

    One South Realty Group is marketing the condos, which offer a unique opportunity for ownership in Scott's Addition. "This is a completely different product," said Rick Jarvis of One South Realty Group. "It's industrial-chic, with bricks-and-beams aesthetic." The property's proximity to the under-construction CarMax Park and the Diamond District makes it an attractive option for those looking for homeownership in the area.

    Clachan Properties has completed another project in Scott's Addition, rehabbing 1607 Highpoint Ave. into The Green Room, a salon studio hub.
