Singapore Developer Prioritizes Simplicity in Design Over Complexity

GuocoMidtown achieves high occupancy rate despite understated exterior design.

G
uoco Midtown, an integrated real estate development in Singapore's central business district, stands out with its sleek steel and glass exteriors amidst a mix of office towers, malls, and historic shophouses. GuocoLand Group CEO Cheng Hsing Yao intentionally designed the building to be simple, believing that it doesn't need embellishments to make a statement.

The development has been a success, boasting a 98% occupancy rate for its office tower, with 63% of its residential building sold and another under construction almost fully subscribed. Retail space is also fully leased. Cheng's philosophy is that "boring is okay," and he attributes the success to focusing on functionality and user experience.

GuocoLand, ranked No. 246 on Fortune's Southeast Asia 500, generates over 80% of its $1.36 billion revenue from Singapore. The developer is expanding into Malaysia and China, with its Shanghai mixed development, Guoco Changfeng City, already achieving high occupancy rates.

Cheng emphasizes that GuocoLand's design approach prioritizes form following function, starting from the user's perspective to create flexible spaces. This philosophy is reflected in the company's buildings, which often feature central elevators and wide windows to maximize natural light and views. Cheng believes that a well-designed space can enhance productivity and attract talent.

GuocoLand also focuses on connectivity between developments and transport infrastructure, aiming to uplift neighborhoods through good design. The company's integrated developments, which combine office, retail, and residential or hotel spaces, encourage people to explore the area and create a vibrant atmosphere.
