Two underdog beach towns named next Byron Bays without the price tag.

wo Aussie beach towns, Robe in South Australia and Phillip Island in Victoria, are gaining popularity as alternatives to Byron Bay. These underdog destinations offer a slice of coastal paradise without the hefty price tag.

    In Robe, you can drive your 4WD onto Long Beach before hitting the waves, while in Phillip Island, you might spot a Hemsworth or two - Chris, Liam, and their parents own property there. The best part? You don't need a Hollywood-sized fortune to get in on the action.

    Property prices in Robe average around $553,745, with $800,000 securing a comfortable spot on Phillip Island. This is a far cry from Byron Bay's staggering $2.24m price tag.

    Ray White Group chief economist Nerida Conisbee believes these towns could be the next big thing, citing their similar lifestyle offerings to Byron Bay without the high prices. "Phillip Island has a surf beach and village feel...similar to Robe in SA," she said.

    Phillip Island's popularity has been boosted by TV shows like The Block, which filmed there in 2024. Property records show that the Hemsworth brothers bought a home on the island for $1.6m in 2012. Real estate agent Greg Davis notes that the island is now attracting famous musicians, sporting greats, and business leaders.

    Robe's authentic village atmosphere is driving buyer demand, according to Linda Tait of Tait and Tait Real Estate. "We're fortunate to be a few hours' drive from Adelaide, away from major airports, which helps us maintain that village feel," she said.

    Conisbee highlights Wallaroo, Moonta, Victor Harbor, and Christies Beach as prime contenders for affordable beachside investments under $1 million. For those looking for a bargain under $500,000, options include Port Augusta, Solomontown, Whyalla in SA, George Town and Smithton in Tasmania, Barney Point and Forest Beach in Queensland, Dundee Beach in the Northern Territory, and Portland in Victoria.

    Conisbee advises potential buyers to consider making their move during the cooler months, when reduced competition means better deals and more favourable negotiation terms.
