15 Albany Street in Boston’s South End is slated to become 24 apartments, including four affordable units, as part of Mayor Michelle Wu’s 2023 office‑to‑residential tax‑abatement program. The six‑story, 16,000‑sq‑ft brick building will receive a 29‑year property‑tax break for projects that add affordable housing and keep ground‑floor retail. It is one of 24 citywide conversions that together add 1,149 new units and over 920,000 sq‑ft of space. Purchased in 2023 for $3.4 million, the site is being developed by Greg McCarthy, who also works on 129 Portland Street near North Station. The project sits near Boston Medical Center and the Chobanian & Avedisian School of Medicine, joining other South End revivals like 95 Berkeley Street. The incentive expires end‑2025, and approved projects must start construction by end‑2026.
