oters in Wheat Ridge, a suburb west of Denver, have approved Measure 2C, paving the way for the redevelopment of a 92-acre former hospital campus. The site, now on sale to a potential developer, was previously owned by Intermountain Health and is being marketed for an undisclosed price. A new $650 million facility has recently opened nearby.
The city of Wheat Ridge is creating a Lutheran Legacy Campus zoning district to guide future development, which includes plans for homes, offices, civic facilities like libraries, and parks. The master plan aims to preserve historic buildings, including a chapel and house. New zoning regulations will limit building heights: 30 feet near residential areas (down from 35) and 70 feet in the campus center (down from an unspecified height).
The city expects developers to submit redevelopment plans by 2026 after the zone change is approved. The mixed-use zoning recommendations are set to be reviewed by the Wheat Ridge Planning Commission on December 19 and the City Council on January 27.
