aines City in Polk County, Florida, has become a magnet for people seeking a peaceful lifestyle and affordable housing options. The city's population surged by 30,000 residents last year, making it one of the hottest migration destinations in the country. Located between Tampa and Orlando, Haines City is part of a trend known as "ex-burbs," areas that are typically 40-60 miles away from major metropolitan cities.
Florida is experiencing a significant population boom, with other hotspots including Anna, Texas; Fort Mill, South Carolina; and Lebanon, Tennessee. These communities offer a more relaxed pace of life and affordable housing options, making them attractive to those looking for a change.
Anna, Texas, has seen its population increase by a third since 2020, while Fort Mill, South Carolina, has experienced a 37.2% growth in the same period. Lebanon, Tennessee, has grown from around 8.9% between July 2023 and July 2024, with a current population of approximately 48,000 residents.
According to Katie Worthington Decker, senior vice president of the Lakeland Economic Development Council, Polk County's growth can be attributed to its location in the center of Florida, offering moderate weather and affordability compared to surrounding metro markets. The area's diverse economy, low tax rates, and connectivity to other cities have also contributed to its success.
The COVID-19 pandemic accelerated this trend, with people seeking lower housing and living costs as they worked from home or anywhere else. However, the future of working from home and living in "ex-burbs" is uncertain, particularly with some companies reinstating return-to-office policies. Decker believes that Polk County and Central Florida are well-positioned to offer employment opportunities to those who choose to stay.
