izkan America, the US subsidiary of Japan-based Mizkan Group, has secured a headquarters lease at Sperry Equities' Woodfield Corporate Center in Schaumburg. The company will occupy 50,400 square feet on the top two floors of the 12-story building at 200 North Martingale and the lobby level of the 14-story building at 150 North Martingale. Scheduled to move in late 2025, Mizkan's new headquarters will feature a modern office setup with an "experience center" including a kitchen on the lobby level.
The lease marks a significant win for Sperry Equities, as Mizkan becomes the complex's largest tenant, occupying over 535,000 square feet. The buildings had occupancy rates of 85 and 62 percent before the Mizkan lease, above average for the Chicago suburbs. Meanwhile, Mizkan's departure from its current location in Mount Prospect leaves a vacancy at the Kensington Office Plaza I.
The deal comes as the northwest suburbs continue to grapple with high office vacancy rates, with a 40.8 percent rate at the end of the third quarter, according to JLL. The Schaumburg office is located near Chicagoland's largest shopping mall, Woodfield Mall, which recently secured refinancing from Barclays Capital and Bank of America.
