evelopers Market Square Companies and Tenon Property Company are transforming the former Schlumberger office campus in West Houston into a vibrant mixed-use space called Ashford Yard. Spanning nearly 13 acres at Dairy Ashford and Briar Forest Drive, the project will feature up to 90,000 square feet of retail and restaurant space, as well as a future 350-unit apartment complex. The site's addresses include 1325 South Dairy Ashford Road.
Ashford Yard will comprise five low-rise buildings hosting retail, service-oriented businesses, fitness centers, dining options, and entertainment venues. A large outdoor area called "The Yard" will serve as a hub for live music, yoga, and community activities. Demolition of the existing office buildings is set to begin, with retail spaces potentially opening by spring 2026.
Following Schlumberger's lease exit in 2022, the campus remained largely unused until Market Square and Tenon Property saw an opportunity for redevelopment. They aim to connect Ashford Yard to a nearby development planned just north of the site. Another developer has acquired adjacent land with plans to replace a retail strip with apartments. In West Houston, Radom Capital is transforming an old warehouse into 35,000 square feet of small-scale retail and office space.
This project joins several other redevelopments of former corporate campuses in Houston, including Johnson Development's Park Eight Place at 10200 Bellaire Boulevard, which will feature multifamily and office spaces.
