yan Cox's journey into the world of airport real estate began 16 years ago when he launched Airspace, a brokerage focused solely on airport properties. This decision was inspired by his father's involvement in aviation, who had an FBO and developed airports. Growing up, Cox was exposed to the industry through his family's lumber business, which led them into aviation. His father learned to fly after moving to Fort Worth in the 1980s and eventually built hangars, selling all 48 units before they were finished.
As Cox's expertise grew, so did the demand for his services. Calls started coming directly to him, signaling that there was enough business in Texas to transition into aviation real estate development full-time. Airspace predominantly focuses on brokering commercial hangar properties across the state at both private and public airports. They also manage close to 600 hangar units, collecting rent, managing leases, and handling maintenance requirements.
To date, Airspace has been involved in over $200 million in hangar transactions. The firm represents sellers of nearly 20 listings across Texas, from small box hangars to large airport estates. Cox's expertise extends to consulting for new developments, helping showcase demand for hangars, discussing FBO facilities, and negotiating ground leases with cities.
Negotiating ground leases is a specialty of Cox's, particularly valuable for buyers and sellers of hangars. Most municipal airports' properties are on long-term ground leases with the cities, making this aspect of aviation real estate unique. With a majority of his business occurring at public airports, Cox has built strong relationships with airport managers over 25 years in the industry.
When not assisting others, Cox is often searching for airport properties that fit his investment criteria, focusing on hangars with temporary living quarters to renovate and resell. His passion for aviation real estate drives him to stay active in the market, always looking for opportunities to help clients buy, sell, or lease airport space across Texas.
