he best time to sell a house is just around the corner, according to new data from Zillow. Late May is the golden window, with homes selling for about $5,600 more than average during this period. This timing coincides with the traditional home shopping season, which has been disrupted in recent years.
The main reason for this peak selling time is the academic calendar, says Richard Green of the USC Lusk Center for Real Estate. "It's when the school year ends," he explains, as buyers shop in the spring to move into a new home during the summer break.
However, not all regions follow this pattern. In San Diego, the peak selling time arrives in late March, while in Phoenix it doesn't hit until late November. Green attributes this difference to weather conditions, with snowy and icy climates making moving more difficult.
In areas like Phoenix, retirees and "snowbirds" who are looking to settle down before winter also play a significant role in driving up demand during the peak selling season. If selling during this time isn't possible, Zillow's Amanda Pendleton recommends highlighting outdoor amenities, investing in virtual 3D home tours, and getting listings seen by as many people as possible to boost a home's price.
