idPen Housing and Tishman Speyer are planning an eight-story affordable apartment building in San Francisco's Fillmore District. The 92-unit complex, located at 850 Turk Street, will replace a parking lot made available by the California Surplus Land Act. Construction is set to start next year after the joint venture requested building permits.
The project, designed by David Baker Architects, will include studios, one-bedroom, two-bedroom, and three-bedroom apartments for households earning between 40 and 80 percent of area median income. Amenities will include a community room, learning center, lobby, rooftop deck, and barbecue area. A parking garage will provide spaces for state employees and residential parking for bicycles.
The building is expected to cost $98.8 million, or $1.07 million per unit. MidPen Housing has $2.9 billion in assets under management, including 137 managed properties and over 4,600 homes in the pipeline. The project follows a similar affordable complex planned by the joint venture at 750 Golden Gate Avenue, which is expected to break ground in December.
Construction on the Turk Street project is slated to start in April and finish by early 2027. It will be located behind a stalled 48-unit residential proposal at 807 Franklin Street. MidPen Housing has also sought financing for a 332-unit affordable complex at Alameda Point, while Tishman Speyer is developing Mission Rock, a large mixed-use project in San Francisco's Mission Bay neighborhood.
