niqlo and Paradox Museum are poised to occupy space on Chicago's Magnificent Mile, formerly held by Under Armour. The two global brands are finalizing plans to open separate spaces at 600 Michigan Avenue, a property owned by Clarion Partners. Uniqlo will take over a two-level, 29,000-square-foot space, significantly smaller than its previous flagship store. Paradox Museum, an interactive entertainment brand with locations in Miami and Athens, Greece, will bring its optical illusion exhibits to the third floor.
This development reflects changing consumer preferences, as tenants shift from traditional shopping-only spaces to more dynamic, experience-driven destinations. Clarion Partners has faced tenant turnover at its Mag Mile holdings, including Grand Lux Cafe, AT&T, and T.J. Maxx. The addition of Uniqlo and Paradox Museum may signal a turning point for the property, which seeks to redefine itself amidst Michigan Avenue's 34.1% vacancy rate.
Recent retail leases offer hope for a resurgence in the area's retail activity. Spanish fashion chain Mango has leased space at Arcadia's 664-670 North Michigan Avenue, while Warner Bros. plans to open a Harry Potter-themed store at 676 North Michigan Avenue.
