he public health system of Texas is expanding its presence in San Antonio to meet the increasing demand for support staff. The University Health, a public hospital district managed by Bexar County, has recently acquired a two-story office building of approximately 142,500 square feet for $28 million or $196 per square foot. The property, located at 6200 Northwest Parkway, was sold by Sentinel Net Lease, a Las Vegas-based company led by Fred Lewis. The transaction was facilitated by Transwestern's Russell Noll and Kelly Ralston who represented Sentinel in the sale.
The newly acquired building will serve as office space for non-clinical departments such as human resources and payroll, accommodating between 325 and 375 employees. The building's location near two of University Health's existing properties and the South Texas Medical Center will help reduce leased space and save costs, according to spokeswoman Elizabeth Allen.
Currently occupied by UnitedHealth Group, the building is expected to be vacated later this year. University Health plans to renovate the property before relocating employees from other locations like Chisholm and Corporate Square office buildings and University Hospital. The new office will also support future initiatives like expanding the hospital's pharmacy management program and potentially setting up a centralized pharmacy warehouse, a refill line, and a sterile drug-processing center.
San Antonio's Northwest Side continues to attract significant interest due to its proximity to major medical centers, making it the only submarket with a vacancy rate below 10 percent over the summer, according to Transwestern's findings.
