he $10 million closing price for 132 Mountain Shore Trail in The Cliffs at Keowee Springs shattered records on Lake Keowee and in the Upstate, making it the single biggest residential sale ever in both regions. Located on a 1.75-acre peninsula jutting out into Lake Keowee, this 10,000-square-foot residence boasts stunning views of the Blue Ridge Mountains, exposed ceiling beams, and an expansive outdoor entertaining area.
Prior to its closing, the largest single residential sale on Lake Keowee was $6.26 million for 107 Waterfern Court in November 2022, while the Upstate record had been held by the 38-acre Belle Terre estate at 455 McKinney Road in Simpsonville, which sold for $8.99 million in June 2022.
Agent David Vandeputte of Herlong Sotheby's International Realty handled both sides of the transaction and brought the listing under contract in 121 days. The home was originally priced at $12 million but ultimately closed for $10 million, setting a new price bar for super-luxury properties on Lake Keowee.
The sale of 132 Mountain Shore Trail ignited an arms race among luxury property owners, with several high-end transactions following in its wake. These include the $8 million closing of 387 Peninsula Ridge and the listing of 133 Leaping Brook Way at $9.25 million. The record for biggest sale in the Upstate is now under threat from a $10.899 million listing in The Reserve at Keowee.
Other notable Upstate closings of 2024 include:
* Greenville Sale of the Year: 101 Poplar Hill Lane, which sold for $3.075 million and features eight fireplaces, a four-car garage, two laundry rooms, and an elevator shaft.
* Spartanburg Sale of the Year: 358 Twin Oaks Drive, a 7,570-square-foot residence with limestone fireplaces, beamed ceilings, and stone chimneys that sold for $2.5 million.
* Anderson Sale of the Year: 526 Broyles Point Road, a custom-built home with a full bar in the great room that sold for $1.755 million.
