Upstate Real Estate Update: 7 Notable Projects in Progress

Seven ongoing commercial real estate projects in the Upstate are underway.

ommercial real estate developments are thriving in the Upstate, with several projects underway. Here's a look at seven ongoing projects:

    Woven is a mixed-use development breaking ground on June 9 at 1279 Pendleton St., Greenville. The project will feature residential, retail, restaurants, and art tenants across 13 parcels of land in West Greenville. Developer Brian Schick expects construction to take 28 months, with utility relocation underway and a precast parking structure to be built next.

    The North Main project is redeveloping the former "Baby Bi-Lo" site at 505 N. Main St., downtown Greenville. Oxford Capital Partners purchased the property in April and plans to submit designs to the city's Design Review Board this fall. Construction is expected to begin in early 2026, with a goal of creating a modern retail destination featuring grocery, fashion, retail, restaurants, and coffee shops.

    Water Tower Crossing is a $21 million mixed-use project in the Southernside neighborhood, situated at the historic site of an old mill. The development will feature 52 residential units, including 11 affordable housing units, as well as 55 parking spots and 3,725 square feet of retail and office space. Construction was initially approved in 2022 but faced delays due to the pandemic and supply chain issues.

    Greer Mill is a mixed-use apartment development with retail space totaling about 20,000 square feet. The mill is located just outside downtown Greer and promises a refined experience for its tenants. Developer Lawrence Black expects residential tenants to arrive soon.

    Potter's Lofts is redeveloping the former historic Potter Store on Main Street in Cowpens. The $2.2 million project will feature 12,700 square feet of space for nine apartments and about 3,000 square feet of retail space. Construction is expected to be completed by fall.

    Seneca Social Co. is an upcoming entertainment venue in downtown Seneca, featuring three buildings with restaurant space, gaming, and recreation. The 27,000-square-foot project was initially expected to begin construction in the first half of this year but has faced delays and is now on track for an early 2026 start.

    319 Rhett St. is a mixed-use development in downtown Greenville's West End, featuring plans for a 154-room hotel, 245 housing units, and retail space totaling 5,000 square feet. The project was presented to the city's Design Review Board in December 2022 but has been put on hold while the developer focuses on another project.
