ccording to ATTOM's latest report for July 2024, there were 31,929 properties in the US with foreclosure filings - default notices, scheduled auctions or bank repossessions -- representing a 15% increase from June 2024 and a slight .2% increase from a year ago. Rob Barber, CEO at ATTOM, noted that this slight shift in the housing market is reflected in an 18% increase in foreclosure starts and a 14% rise in completed foreclosures from last month. Despite this, home prices are soaring, boosting equity for homeowners at every stage of paying off mortgages. The report highlighted Delaware, Nevada, and Utah as states with the highest foreclosure rates, with one in every 2,214 housing units having a foreclosure filing in these areas. Among metropolitan areas with a population of at least 200,000, Provo-Orem, UT had the highest foreclosure rate, with one in every 940 housing units having a foreclosure filing. Lenders started the foreclosure process on 21,870 properties in July 2024, representing an 18% increase from last month and a 4% increase from a year ago. California, Florida, and Texas had the greatest number of foreclosure starts in July 2024, while New York, Chicago, Philadelphia, Miami, and Los Angeles had the greatest number of foreclosure starts in major metropolitan areas with a population greater than 1 million. Lenders repossessed 3,282 properties through completed foreclosures (REOs) in July 2024, representing a 14% increase from last month and a 2% decrease from last year. New York, California, Illinois, Pennsylvania, and Michigan had the greatest number of REOs in July 2024, while New York, Chicago, San Francisco, Detroit, and Los Angeles had the greatest number of REOs in major metropolitan areas with a population greater than 1 million.
