erizon has renewed its lease at 60 Hudson Street in Tribeca, securing a massive 172,000 square feet of space. According to Newmark, this deal was the largest in Downtown Manhattan during the third quarter. While details such as rent and lease length remain undisclosed, it's clear that Verizon is committed to the property.
The building, also known as Hudson Interxchange, spans 929,000 square feet across 24 stories. Once home to Western Union's headquarters, it now houses hundreds of operators taking advantage of its digital infrastructure. Other notable tenants include Digital Realty and DataBank.
Cordiant Digital Infrastructure, the London-based owner, is expanding its capabilities at the site. Construction on two new data halls began in August and is expected to be completed within a year. The growing demand for data centers is driven by the rise of artificial intelligence, with over 2,800 facilities now operating across the US – more than any other country.
Tech giants like Amazon and Microsoft are investing heavily in the sector, recognizing the importance of data centers for their computing needs. However, New York City's densely packed landscape makes it a challenging location for data centers, which often face resistance from residents due to noise and aesthetic concerns.
