Vienna Town Council proposal to combine two adjacent parcels at 841 Ninovan Road, S.E., allowing for a single large single-family home, received approval on September 23. The original house on the site had been demolished and in 2022, plans were approved to build two homes there. However, Fisher Custom Homes' applicant, Rob Fisher, submitted new plans this year for one single-family house, necessitating the consolidation of the lots.
The property's zoning will remain unchanged as RS-10, according to O'Brien. The resulting 42,495-square-foot lot has a unique shape resembling a baseball diamond home plate. Council member Charles Anderson expressed concerns about setbacks on large properties in this zone, potentially allowing for oversized homes.
Council member Roy Baldwin shared similar reservations but ultimately agreed that the proposal wouldn't be detrimental. He saw it as an appropriate solution for the unusual property. The council voted 6-1 in favor of the consolidation, with Sandra Allen voting against.
